CONSTRUCTION DELIVERY APPROACH OFFICE MANAGEMENT

Along with Crutcho’s diverse team of Project Managers, they are supported by a staff of Assistant Project Managers, interns and accounting. Project Managers are typically based in the home office and make frequent trips to the projects they manage. The Assistant Project Managers handle logging and filling incoming and outgoing submittals, permitting, billing, insurance and paperwork issues.

CONSTRUCTION DELIVERY APPROACH FIELD MANAGEMENT

This varies by project. All projects will have a dedicated superintendent. A Quality Control Officer or Field Engineer may be added if the project is more complex. On larger projects a full time Project Manager may be required. Each project is reviewed for size and complexity and the staff is tailored to the specific project.

CONSTRUCTION DELIVERY APPROACH GENERAL CONDITIONS AND FIELD ENGINEERING

Indirect costs are identified and tailored to each project specifically. One project may dictate only a Superintendent on-site others may require additional staffing. Disposables are monitored to keep cost to a minimum. If a Field Engineer is required, he can be equipped with the latest Topcon equipment and software. A 3D model may be created from CAD files can be utilized to control the project.

CONSTRUCTION DELIVERY APPROACH CHANGE MANAGMENT

Crutcho’s goal is to eliminate or minimize any potential unknown condition change or claim. When one arrives the team members will be notified immediately utilizing the projects tracking software, Procore. Initially the request will come in the form of an RFI, which will detail the problem and most importantly offer suggestions and solutions to minimize additional cost or delay. If a no cost resolution can be found a Price Request will requested. If the Owner or A/E generates a change request it should come in the form of a Price Request. All subcontractors will be required to submit pricing within 10 days. They will be required to show detail of cost and substantiate any time they may request.

CONSTRUCTION DELIVERY APPROACH PROJECT COMMUNICATION

Consistent communication by all parties involved in the project is one of the most important aspects of a successful project. Crutcho uses several different types of software to handle communication and file sharing. We utilize Procore and Newforma. Both work well and provide a high degree of transparency with communication. It allows participation of the construction manager, subcontractors, architects, engineers and owner through a logical controlled chain of communication.

CONSTRUCTION DELIVERY APPROACH PROJECT CLOSEOUT

We start the project with the end in mind. As-builts are kept in the field. Close out documents are pushed well in advance of the finish of the project. The goal is to have all paperwork and closeout documents complete at substantial completion.
